
Arboria district – Funicular plateau in Differdange
Arboria is a new 8.5-hectare neighbourhood in the centre of Differdange. Completed in 2021, it comprises more than 650 homes, a shopping centre, a nursery, and more. Ideally located just steps from the city centre, the future European School, the railway station, and along the edge of the Parc de la Chiers—the city’s green lung—Arboria brings together all the essentials of a mixed-use district where people live, work, shop, and enjoy leisure in a pleasant natural setting.

A large-scale sustainable project in Differdange
The development of the Plateau du Funiculaire led to the creation of a district heating network serving the new neighbourhood. For environmental reasons, heat is produced using wood pellets.
Exemplary energy performance
To meet stringent performance targets, all buildings share a high-performance thermal envelope and high-efficiency dual-flow ventilation with heat recovery. Particular care has been given to airtightness detailing to ensure proper operation of the ventilation systems.
The entire project is DGNB Gold certified, the highest rating under the German scheme. The homes are rated energy class A, and the shopping centre is BREEAM-certified (UK standard).

An ambitious environmental approach
Arboria follows an ambitious environmental strategy. Urban planning prioritises residents’ tranquillity: car traffic is limited, and numerous pedestrian routes link the district to the city centre and the park. The Parc de la Chiers stretches along the full length of the neighbourhood, creating a true green haven.
To reach these high performance levels, several measures were implemented:
District heating powered by wood pellets
Excellent insulation and green roofs for the residences
Photovoltaic panels on the shopping centre roof
Recovery of waste heat from the supermarket cold rooms
Renewable energy can be found at every level!

An attractive and convivial living environment
The sales phase was extremely successful, with all apartments and town houses selling very quickly.
The Arboria district is thus playing an active role in transforming the former Plateau du Funiculaire, at the heart of a city undergoing renewal.
More than a residential neighbourhood, Arboria offers a true living environment supported by a wide range of amenities: easy access (train, bus, car), a shopping centre in the heart of the district, and a central location within the city. Betic worked on all the special technical installations for the district.
