The Capelli Towers are a mixed-use high-rise project, 50 metres tall, located in the heart of the new Belval district, at the corner of Boulevard du Jazz and Avenue du Blues.<\/p>\n<\/p>\n\t\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\n \t\t<\/div>\n\t<\/div>\n<\/section>\n\n\n

Two modern and connected residential towers<\/h2>\n

The two towers, with 13 and 15 storeys respectively, are built on a shared four-storey podium comprising 2,100 m\u00b2 of office space and 545 m\u00b2 of retail. A footbridge on the third floor connects the two buildings.
The project includes 100 housing units, ranging from studios to three-bedroom apartments.
In the basement, there is a 198-space car park over three levels, including two levels with park lifts, as well as technical rooms and private storage units.<\/p>\n

Shared living spaces on the rooftops<\/h2>\n

With the aim of promoting community spirit, modern design, and environmental quality, the rooftops\u2014free of technical equipment\u2014become true living spaces.
Designed as rooftop gardens with landscaped greenery, outdoor lounges, and barbecue areas, they provide residents with a place to meet, relax, and enjoy social moments together.<\/p>\n

Energy performance and smart technology<\/h2>\n

The residential and office spaces meet Energy Class ABA standards (low-energy building) and are equipped with eSMART technology.
This system provides secure building access via video intercom, displays real-time electricity, heating, and hot water consumption, and allows the property manager to calculate service charges remotely.
Residents can also access these functions via a mobile application.<\/p>\n\t\t<\/div>\n\t<\/div>\n<\/div>\n<\/section>\n\n\n

Dual-flow ventilation and indoor comfort<\/h2>\n

To ensure greater comfort for occupants, innovative and energy-efficient solutions such as timed dual-flow ventilation were prioritised during the design stage.
The apartments are ventilated by individual dual-flow units with heat recovery, and each is equipped with a room thermostat. The commercial and office areas (ground floor and first three storeys) are fitted with motorised blinds, controlled both locally and automatically. Each fa\u00e7ade is controlled independently, with wind force and sunlight levels calculated in real time.<\/p>\n

Accessibility and residents\u2019 well-being<\/h2>\n

To facilitate underground parking access during winter, the vehicle access ramp is equipped with a heated snow-melting system in areas where the slope is greater than or equal to 12%. The system is activated by sensors measuring ground temperature, ice, or snow. All residential units feature a bright, spacious loggia that connects indoor living spaces with the outdoors, enhancing the sense of well-being.<\/p>\n\t\t<\/div>\n\t<\/div>\n<\/div>\n<\/section>\n\n\n

An elegant architecture integrated into the landscape<\/h2>\n

The fa\u00e7ades are made of white enamelled glass, structured and rhythmically framed by aluminium bands, creating a strong contrast with the surrounding environment. They give the building great lightness and brightness. At night, architectural lighting brings the two towers to life.
Outside, a bronze sculpture by artist Nathalie Decoster, entitled Le temps qui passe<\/em> (\u201cThe Passing of Time\u201d), stands 180 cm tall at the building\u2019s entrance.<\/p>\n
